Viability review mechanisms for reduced affordable housing

Where affordable housing has been reduced due to viability challenges, the s76 Agreement will include a mechanism to review viability and the affordable housing requirement over the project lifetime, allowing the Council to secure greater policy compliance if economic conditions improve.

In exceptional circumstances where affordable housing has been reduced below the requirements set out in Policy HOU5 in order to address confirmed viability challenges, the s76 Agreement will incorporate a mechanism by which the viability of the scheme and the requirement for affordable housing will be reviewed over the lifetime of the development. This would allow the Council to secure greater policy compliance should economic conditions allow over the lifetime of the project.
