Phased delivery of affordable housing
Where development is phased based on an agreed masterplan, the Council will include triggers in s76 Agreements to ensure affordable housing is delivered at key stages and not significantly ahead of or behind market housing delivery.
As noted above, there may be occasions where development is delivered over a number of phases, based on an agreed concept masterplan. In such circumstances, the Council will normally include specific triggers in the s76 Agreement to ensure that the affordable housing will be delivered at key stages and will not be delivered significantly in advance of, or later than, market housing.
