Estimation of Housing Yield Potential
Describes the process for estimating potential housing yield within character areas, requiring consideration of built fabric character, existing planning policy, consultation with development control officers, and examination of past windfall levels.
The estimation of potential yield for respective character areas requires consideration of the nature and character of their built fabric and account should also be taken of existing planning policy. Additionally, consultation with development control officers may be beneficial to such consideration. Examination of past levels of windfall in recent housing developments will also be helpful in the justification of assumed future levels. Overall, this assessment will assist in the allowance made for windfall provision in the plan for each settlement as required.
