Mixed-use development as alternative to employment use

Applicants should explore mixed-use development on employment land where there is no demand for employment uses. Mixed-use schemes are more sustainable, reduce car dependency, and encourage community integration.

If there is no demand for employment land or buildings and the other tests set out in Policy EC 4 of the PS are satisfied, the council advises that applicants should be encouraged to explore the potential for mixed-use development. Mixed use development is a more sustainable approach to larger sites. It helps to reduce the dependence on the private car thereby reducing the carbon footprint of neighbourhoods. It also encourages active and healthy lifestyles and fosters a sense of community often lacking in sites with mono use.
