Overshadowing, overlooking and privacy mitigation
Tall buildings must be designed to avoid compromising privacy and amenity of both new and existing residents through careful consideration of building planform, location of habitable rooms, window design, and orientation to direct views away from neighbouring properties.
If not carefully considered, tall buildings can create significant issues of overshadowing and overlooking. Proposals for tall buildings adjacent to or in close proximity of other buildings, need to ensure that the privacy and amenity of both future residents and existing residents are not compromised. In order to mitigate amenity issues, specific attention may need to be paid to the proposed planform and location of habitable rooms as well as the design and orientation of windows, and where appropriate direct views away from neighbouring buildings and private amenity space.
