Contextual analysis requirements for Tall Building Design Statement
The TBDS must include contextual analysis evaluating existing and planned context, demonstrating how the tall building responds positively to development patterns, provides appropriate scale transitions, and relates to streets, pedestrian and cycle routes, and open space networks.
Contextual analysis will therefore form a key component of the TBDS, providing a clear and concise evaluation of the existing and planned context to demonstrate how the tall building responds in a positive manner. This includes how the tall building underpins the strengths of an area and responds positively to existing patterns of development and where necessary provides an appropriate transition in scale down to lower scale buildings, including existing or potential heritage assets and heritage designations. The analysis should also illustrate by way of text and graphics how the tall building relates to the street including pedestrian and cycle routes and wider open space networks such as parks, greenways and civic spaces as well as existing transport infrastructure routes and nodes.
