Reuse and renewal of mid-century buildings
Where structurally sound buildings from the 1960s-1980s are considered for demolition, efforts should be made to salvage materials, and a reuse and renewal approach is encouraged if floorplates are flexible. Any proposed extensions or additional storeys must be justified in the Tall Buildings Design Statement.
Across Ireland and the UK, there are many examples of buildings constructed in the 1960s, 1970s and even the 1980s, where often due to their architectural language and style being out of vogue, consideration is given in the first instance to their demolition. While this may be the only viable option for those that are structurally unsound and cannot be viably retained, efforts in these instances should at least be made to salvage as much of the existing material from the building as possible. Where the building structure is sound and the layout of floorplates are flexible, a reuse and renew approach is encouraged. Any proposed net gains in the form of extensions and/or additional storeys will need to be justified as part of the TBDS.
