Council assessment criteria for amenity space in extensions

Development will not normally be permitted if it results in disproportionate development of the curtilage, or in smaller sites results in effective loss of front garden; assessment considers local amenity space standards.

In considering the effect of an extension on private amenity space the council will take account of these guidelines and the prevailing standard of amenity space in the local environment. As a general rule: i. Development will not normally be permitted if it results in a disproportionate area of the existing curtilage (excluding the ground area of the original property) being developed; and ii. In the case of smaller sites, development which results in the effective loss of an existing front garden will not normally be permitted.
