Dominance - Definition and Impact
Dominance refers to an overbearing visual impact where a development adversely affects the outlook from neighbouring properties, often creating a sense of being hemmed in. Loss of light frequently results from dominance.
Dominance (in the sense of being overbearing) is the extent to which a new development adversely impinges on the immediate aspect or outlook from an adjoining property. Neighbouring occupiers should not be adversely affected by a sense of being 'hemmed in' by an extension. This can often result from the construction of a large blank wall. Dominance can be increased when the neighbouring property is at a lower ground level to the development site. Loss of light is usually a consequence of dominance.
