Demolition and Presumption for Intensive Development

Demolition of existing property does not create a presumption in favour of granting permission for more intensive and high-density development. Inappropriate development cannot be justified as a remedy for an eyesore or deliberately created waste land.

In all cases (whether within or outside designated areas) developers should note that the demolition of existing property will not create a presumption that permission for more intensive and high-density development will be granted. Inappropriate development cannot be justified to remedy an eyesore caused by demolition and the deliberate creation of waste land.
