Infill and Redevelopment in Established Areas
Infill housing, backland development, and redevelopment schemes require particular care to ensure individual or cumulative effects do not significantly erode the character and amenity of existing residential areas through inappropriate design or over-development.
Analysis of context is particularly important for infill housing, backland development or demolition and redevelopment schemes in established residential areas. While such development can usefully contribute to housing supply, great care will be needed to ensure that the individual or cumulative effects of such development proposals do not significantly erode the character and amenity of existing areas, for example through inappropriate design or over development. While Conservation Areas (CA) or Areas of Townscape Character (ATC) are recognised for their distinct character and intrinsic qualities, all residential areas have some discernible characteristics that influence the quality and appearance of the residential environment.
