Pre-application stage - viability assessment requirement

Where a development cannot comply with policy due to viability constraints, applicants should request a Pre-Application Discussion (PAD) meeting with the Council to discuss the proposed development and specific policy compliance concerns.

Where it is unviable to deliver a policy compliant development a viability assessment will be necessary as part of a planning application. In such cases we strongly advise the applicant to request a PAD meeting with the Council to discuss the nature of the proposed development and the specific aspects of policy compliance that present a viability concern.
