Typologies Used in Viability Assessment
The assessment includes three main typology categories: high density city centre apartments, mixed schemes of houses and apartments, and lower density suburban housing, which collectively provide representative comparisons for most developments.
The typologies used in the strategic plan-wide viability assessment include high density city centre apartments, mixed schemes of houses and apartments and lower density, more suburban housing. The detail of each of the typologies is summarised in the Figure 5.1 below. Whilst it is accepted that most developments won't match a typology directly, there should be a typology that is generally representative in terms of scheme size, density, mix, type of development, etc. with which to provide a comparison.
