Policy Impact on Development Viability

Confirms that Local Development Plan policies have been tested to ensure their impact on development viability is manageable and that most development will remain viable under the policy requirements.

It is recognised that policies in the Local Development Plan will affect the value and/or costs of development. As part of the preparation of the LDP, the Council has tested the impact of proposed policy requirements on development viability, based on best practice approaches, and the policy requirements have therefore been set at a level that ensures most development will be viable. The main policies to be considered in this context and how they can be modelled in the testing, is summarised in Figure 4.6.
