Acceptable circumstances for Alternative Use Value
Alternative Use Value is acceptable where the alternative use complies with development plan policies, can be implemented, has market demand, and there is explanation for why it has not been pursued.
The circumstances in which AUV will be considered acceptable include: Where there is evidence that the alternative use would fully comply with all development plan policies; Where it can be demonstrated that the alternative use could be implemented on the site in question; Where it can be demonstrated that there is a market demand for that use; and Where there is an explanation as to why the alternative use has not already been pursued.
