On-site Affordable Housing Requirements by Plot Size and Density
Affordable housing requirements are determined by plot size and development density. Plots less than 0.1 hectares have no requirement, while plots 0.1 hectares or greater require a minimum of 20% affordable units, with specific examples provided for different housing types and densities.
Plot size: Less than 0.1 ha
Units: 4 detached houses at appropriate density
Affordable housing requirement: 0 units
Plot size: Greater than 0.1 ha
Units: 4 detached houses at artificially low density (5 units could be accommodated in keeping with surrounding densities)
Affordable housing requirement: minimum of 20% (1 unit)
Plot size: Greater than 0.1 ha
Units: 10 units, mix of semi-detached and detached houses
Affordable housing requirement: Minimum of 20% (2 units)
Plot size: Less than 0.1 ha
Units: 8 apartments in low rise building
Affordable housing requirement: Minimum of 20% (2 units)
Plot size: Greater than 0.1 ha
Units: 4 apartments above retail units in low rise building
Affordable housing requirement: Minimum of 20% (1 unit)
