Policy BH2 - Conservation Areas: Demolition

Total or partial demolition of buildings in conservation areas is presumed against, and only permitted where the building makes negative or no material contribution to character and the replacement design significantly enhances the conservation area.

There will be a presumption in favour of retaining listed buildings and non-listed buildings in conservation areas. Total or partial demolition of a building will only be permitted where: j. It makes either a negative or no material contribution to the character and appearance of the area; and k. The design quality of the proposed building is considered to enhance the overall character of the conservation area paying due regard to viability of retention or restoration of the existing building. Where consent is granted for demolition this will normally be conditional on prior agreement for the redevelopment of the site and appropriate arrangements
