Policy BH2 - Conservation Areas: New or Replacement Buildings

Planning permission for new or replacement buildings in conservation areas will only be granted where the development preserves or enhances character and appearance, respects built form, protects key views, and integrates landscape features appropriately.

Planning permission will only be granted for new or replacement buildings in conservation areas where the following criteria are met: a. The character and appearance of the area is preserved or enhanced; b. The development respects the built form of the area by way of height, scale, form, legibility, materials and detailing; c. Key views within, into or out of the area are not negatively impacted; d. Trees, archaeological or other landscape features contributing to the character or appearance of the area are protected and / or integrated in an appropriate manner; and e. Regard is given to relevant supplementary planning guidance.
