Build-to-rent and short-term holiday lettings
Large-scale build-to-rent accommodation will become increasingly prominent in housing delivery. Exclusive use of residential accommodation for short-term holiday lettings rather than permanent long-term residential lets constitutes a material change of use requiring separate planning consent.
It is recognised that apartment living will make a significant contribution to the housing supply in the city and evidence suggests that large scale build-to-rent will become an increasingly prominent element of housing delivery. It should be noted that the exclusive use of residential accommodation for short-term holiday lettings, as opposed to permanent long-term residential lets, is considered a material change of use requiring separate planning consent.
