Short-term holiday let accommodation

The change of use of permanent residential accommodation to short-term holiday lets is a material change of use requiring planning permission and will be assessed under residential policy and policy HOU13.

The focus of this policy is on ensuring a suitable supply of permanent residential accommodation for future residents of Belfast, and there is a risk that the use of permanent homes or apartments to provide short-term holiday accommodation could erode the sustainable supply of housing stock in the city. As short-term holiday accommodation falls outside of the residential use class, the change of use of a permanent residential use to short-term let accommodation is therefore considered to be a material change of use requiring planning permission. Such cases would therefore be assessed under the criteria outlined in this policy, as well as under policy HOU13 on short-term let accommodation.
