Flood Risk Assessment Requirements

Planning applications in identified flood risk areas must be accompanied by a Flood Risk Assessment (FRA) carried out by a suitably qualified professional. An FRA may also be required for sites close to flood plain margins to better define flooding extent and must detail management and mitigation measures.

Planning applications in identified flood risk areas must be accompanied by an assessment of the flood risk in the form of a FRA, which should be carried out by a suitably qualified professional. A FRA may also be required where a site is close to the margins of a flood plain, as depicted on the DfI Flood Maps and a more accurate definition of the extent of potential flooding is required. The FRA will be required to set out details of the management and mitigation measures that are proposed, should permission for the principle of the development be acceptable.
