Exceptions to flood plain development restrictions

Development in flood plains may be permitted in specific circumstances including water-compatible uses, overriding economic importance, and minor development with negligible flood risk effects.

The use of land for sport and outdoor recreation, amenity open space or nature conservation purposes, including ancillary buildings (but excluding club houses/social facilities and children's playgrounds); and The extraction of mineral deposits and necessary ancillary development. (c) Overriding economic importance: The development proposal is considered to be of overriding economic importance where it is clearly demonstrated that there will be significant benefit to the regional or sub-regional economy; and that the proposal requires a location within the flood plain together with justification of why possible alternative sites outside the flood plain are unsuitable; and (d) Minor Development: The proposal constitutes minor development that is likely to have a negligible effect on flood risk. For the purposes of this policy this is generally defined as extensions to non-residential premises (such as industrial and commercial premises) with a footprint less than 150m2; alterations comprising development that does not increase the size of buildings; and householder development within the established curtilage of an existing dwelling.
