Roof space conversions to habitable accommodation

Roof space conversions to habitable rooms or kitchens must include automatic fire detection and alarm systems and comply with either the main provisions for multi-storey dwellings or, for existing two-storey dwellinghouses, alternative provisions if the new storey does not exceed 50 m² or contain more than two habitable rooms.

Where a roof space is to be converted to a habitable accommodation room or kitchen, an automatic fire detection and fire alarm in accordance with paragraph 2.23 and or 2.24 should be provided within the new habitable room or kitchen; the circulation spaces from the new room to the final exit; and to any habitable room or kitchen opening on to the circulation spaces leading from the new room to the final exit and either – (a) the relevant provisions of paragraphs 2.4 to 2.15 should apply; or (b) where the existing dwellinghouse has two storeys the provisions in paragraphs 2.18 to 2.22 may be followed provided that the new storey does not – (i) exceed 50 m2 in floor area; or (ii) contain more than two habitable rooms.
