Community Facilities at Edge of Settlement

In exceptional circumstances where no alternative site exists within a settlement, community facilities including intensive sports facilities may be supported at edge of settlement locations if they represent a logical extension, are appropriately scaled, and do not adversely affect landscape or settlement character.

In exceptional circumstances, where it is demonstrated that there is no alternative site within a settlement, the Council will support a community facility, including intensive sports facilities, at an accessible location on the edge of a settlement where the proposal: (a) Represents a logical extension to the built-up area; (b) Is of an appropriate scale in relation to the size of the settlement; and (c) Will not cause any significant adverse effect on the landscape setting or character of the settlement.
