Subsoil drainage and groundwater control

Subsoil drainage must be provided to prevent harmful effects from existing active subsoil drainage disturbed by development, and to safeguard against groundwater rise or water-borne contaminants that could affect foundations or building services.

The guidance in Section 4 is to prevent harmful effect on the building and the health of occupants by any existing active subsoil drainage which is disturbed by the development and then requiring the subsoil drainage to be relaid, rerouted or redirected. Where there is a risk of ground water occurring beneath the building or around the building due to a rise in the water table or otherwise then subsoil drainage (or other effective means of safeguarding) should be provided. Where water borne contaminants become evident as a result of excavations and are transported to the foundations or into the building or its services then remedial subsoil drainage should be provided.
