Flood Risk as a Material Consideration in Planning Applications
Flood susceptibility is a material consideration in planning application determination; planning authorities must consider known flood risks and potential impacts on the proposed site and elsewhere.
The susceptibility of land to flooding is a material consideration in the determination of planning applications. New development may be directly at risk of flooding from a number of sources and/or may increase the risk elsewhere. Where a flood risk is known to exist, the planning authority must have regard to this when determining an application.
