Gap Site Development in Frontage Groups

Permits a new dwelling in a gap between existing buildings where the gap is no greater than 60m, the buildings form a visual entity fronting onto a public road or private laneway, and the proposal integrates into the countryside without altering character.

(b) The frontage appears as a visual entity in the landscape and all the existing buildings front directly onto a public road or private shared laneway; (c) As a general rule, the gap site for up to two dwellings is no greater than 60m between the existing buildings; (d) The proposed site provides a suitable degree of enclosure to allow the proposed development to integrate into the countryside; and (e) The proposed development respects the existing development pattern and will not significantly alter its existing character or visually intrude into the open countryside.
