Redevelopment of Playing Fields and Sports Pitches in Urban Areas
Redevelopment of part of a playing field or sports pitch in urban areas may be acceptable in exceptional circumstances, but only if it has no adverse effect on sporting potential or amenity value and is restricted to no more than 10% of the total site.
In relation to playing fields and sports pitches in urban areas, there may be exceptional circumstances where it is demonstrated that the retention and enhancement of the facility can only be achieved by the redevelopment of a part of the area. This can, however, be detrimental to the quality and value of such facilities and call into question their overall viability. Consideration will therefore only be given to redevelopment proposals that are judged to have no adverse effect on the sporting potential or overall amenity value of the open space and which are restricted to an area no greater than 10% of the total site.
