Adequate Size of Dwelling Units

New housing units must be sufficiently spacious to attract families and maintain the character of residential areas, countering recent trends toward inadequately sized units driven by high development costs.

The size of a home is a key factor in defining who can live there and how they use the property, and this will be particularly important in terms of protecting the character of established residential areas. Whilst a mixture of different types and sizes of houses (including apartments and townhouses) can assist in the creation of balanced communities, it is critical that all new housing units are sufficiently spacious, particularly if they are to prove attractive to families with children on a long-term basis. In recent years, possibly in response to the sharp increases in the cost of development land and property values, there has been an unwelcome trend from some developers towards provision of dwelling units of particularly limited internal floor areas.
