Building replacement within flood inundation areas

Replacement of buildings in flood inundation areas is generally acceptable, though alternative locations should be considered if the site has unacceptable depth and velocity combinations.

The replacement of a building within a flood inundation area will generally be acceptable as in most cases this ought not to affect the potential future flood risk area. Where the Flood Risk Assessment indicates that the site is located in an area susceptible to an unacceptable combination of depth and velocity, replacement opportunities located elsewhere should be considered and discussed with the planning authority.
