Residential development with adjacent flood plain land

Where residential development includes land adjacent to or partially within a flood plain, the flood plain land may be used for public open space if there is no infilling and suitable mitigation measures like signage are in place.

Where a proposal for residential development includes land adjacent to or partially within a flood plain, it will normally be acceptable to utilise the flood plain land for public open space associated with the housing. This will only be acceptable where no there is no infilling of the open space and suitable mitigation measures such as signage are in place to facilitate safe access and egress.
