Permitted Development and Flood Risk
For larger developments requiring flood risk or drainage assessment, permitted development rights may need to be removed, particularly where runoff could affect sensitive areas or where certain works like culverting could increase flood risk elsewhere.
For larger developments (ie those that require an assessment of flood risk or drainage), it may be necessary to consider the removal of permitted development rights. This may also be appropriate in a number of other circumstances; for example where run-off has the potential to adversely affect a sensitive area or where permitted development such as infilling for agricultural purposes, culverting or other drainage works is likely to increase flood risk elsewhere.
