Fire safety information - Performance (Regulation 37A)

Building managers must have all necessary fire safety information to understand the building's fire safety strategy, maintain fire safety systems, and conduct effective fire risk assessments. This information should be handed over from design and construction phases to those responsible for ongoing use.

It is the view of the Department that the requirements of Regulation 37A in Part E will be met if the person responsible for the building has all the necessary fire safety information to enable them to — (a) understand and implement the fire safety strategy of the building; (b) maintain any fire safety system provided in the building; and (c) carry out an effective fire risk assessment of the building. The design and management of fire safety in a building should continue through the life of a building. New Regulation 37A should ensure the handing over of fire safety information from the building design and construction phase to those responsible for the ongoing use of the building. This information should help them to operate the building more safely and thereby reduce the risk of death or injury from fire.
